TERMS & CONDITIONS

Reservations

Telephone, website & email enquiries will be held as provisional bookings for one week only.

A deposit of £100 will secure your booking and a firm booking will only be made once your deposit is received.

Confidentiality

All information given in relation to booking will be treated respectfully and will not be passed on to any third party.

Deposit & Refund Policy

All bookings require a £100 deposit per week booked. This deposit is non-returnable upon cancellation.

On cancellation we will refund the balance paid minus the non-refundable deposit.

Payment may also be carried over to a later/alternative booking on request.

Contract

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.

Balance payments

Balance payments must be made earlier than seven days before arrival.

Period of let

Period of let is normally on a weekly basis from 3pm Saturday to 10am Saturday.

Keys

Keys will be left in the chalet door if you are arriving later than 5pm.

The tenancy

The contract effected on receipt of confirmation of booking is in terms of section 2(1) of The Rent (Scotland) act 1974, and confers on the tenant the right to occupy the chalet for the period agreed for holiday purposes only.

The number of persons occupying the chalet must not exceed the number for which the accommodation has been reserved.

The terms of our insurance state that maximum occupancy allowed is as follows:

Heron - to sleep 4 persons Seal - to sleep 6 persons Otter - to sleep 4 persons

Property Access

We reserve the right to access the property at reasonable times for the purposes of inspection or to carry out repairs or maintenance.

Access

Please inform us if you will be arriving later than 5.00pm - key will be left in chalet door

On Arrival

Please take a meter reading upon arrival.

Shortcomings / Defects

Please advise us immediately of any defects or shortcomings in the chalet.

Tenants must notify us immediately of any damage or defects detected during their stay.

Children

Cots and high chairs are available free of charge, please supply your own cot linen.

Pets

Pets are welcome at a charge of £20 per pet per week.

Dogs must be kept under strict control at all times and must be kept on a lead when out walking.

Pets must not be left unattended in the chalets. Please bring your own pet bedding and under no circumstances allow pets on furniture or beds.

It would also be greatly appreciated if dog fouling could be cleaned up where other guests may walk (ie grass paths round the chalet or to the pier etc)

Small Boats

Chalet occupants are welcome to bring a small boat for use during their holiday (by prior arrangement only)

Use of a small boat mooring is free to chalet occupants, however, a pontoon berth will cost £50 per week.

Please bring a copy of your boat insurance.

Facilities

There is a BBQ and play area in front of Seal to share for all the chalets and boat owners - please leave tidy afterwards for others to use.

Washing machine and tumble drier - these are situated in the toilet block/laundry (in car park behind Heron chalet) with instructions on use.

Please read the instructions carefully.

Do not overload the washing machine. You will require £1 coins for the meter. Irons and ironing boards are also available in each chalet.

Canoes

If you wish to use our canoes please ask at the office. You will find the Loch safe in suitable weather conditions but it is strictly forbidden to go further than the first pair of buoys at the entrance to the Loch because of the danger of the tide race.

Our canoes are not sea canoes.

Use of canoes or fishing off the pier/pontoons: all children must be supervised by an adult and wear lifejackets.

Litter

We are proud of the countryside and appreciate your help in keeping the roadsides tidy by making sure all litter is put in a bin and not dropped outside.

Please recycle glass etc.

Safety

Please note the gas/electric cooker, television and halogen heater must be turned off every time when leaving the chalet

(Health & Safety Regulations).

The use of candles of any type inside the chalet is strictly prohibited.

We request that you do not smoke inside the chalet - especially not in the bedrooms (an additional cleaning charge may apply).

Operating instructions for all the appliances can be found in a folder in each chalet.

Water Supply

We are not on the mains sewer but on a septic tank and it is important not to flush items such as disposable nappies, sanitary towels, tampons etc. Please use disposal bags supplied. No bleach to be used (unless states safe for use with septic tank).

Kitchen waste such as fat must not be put down the sink - run hot soapy water after washing greasy containers.

The water heater switch in the kitchen is a hot water booster which can be used when more hot water is required.

Linen & Bedding

Bed linen is provided

Spare bed linen (for emergencies) along with an additional duvet can be found stored in the cupboard (above the hot water tank) if required during your stay.

If you wish guests to stay overnight please inform us and ask for fresh linen from the farmhouse. There is a single waterproof sheet provided to protect the mattress from bed-wetting or sickness and can be found in one of the wardrobes.

Compensation

Ardoran Marine Ltd cannot accept any responsibility to pay any compensation where the performance or prompt performance of our contract with you is prevented or affected by reason of circumstances which amount to 'force majeure'.

Circumstances amounting to 'force majeure' include any event which we could not, even with due care, foresee or avoid.

Such circumstances include destruction or damage to your accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or weather damage, break-in, criminal damage or similar event. Such circumstances also include riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.

Personal belongings - please note that Ardoran Marine Ltd do not accept responsibility for losses or damage to property brought into the premises and that these should be covered by your own household insurance.

ON DEPARTURE

Please take a meter reading.

Place all rubbish (tied in bin bags provided) in the Skip (large container) at the entrance road to the Office/workshop - please do not leave any rubbish in the chalet or outside when leaving. RECYCLE all glass, plastic, paper etc.

It would be greatly appreciated if the duvet covers, sheets and top pillowcases could be stripped off the beds ready for replacement on your departure (leave pillow protector on - it may be a coloured pillowcase).

You will note the chalet is in a clean and tidy condition on your arrival, and it would be appreciated if you could leave it in the same condition.

Please note if our cleaners have to spend additional time on change over day an extra charge will be sent to you.

An inventory check may be carried out before your departure; therefore please advise if you are leaving earlier to arrange a suitable time.

If you could report any breakages when they occur, this allows time to find replacements at short notice.

We know accidents can happen, but it helps if these are reported at the time.

Please ensure all electrical equipment is switched off before leaving - the storage heater in the living room should be left on in cold weather unless otherwise notified.

The fridge is auto defrost but if the freezer part requires defrosting, turn off and leave the doors open.

Please hand back the key when leaving along with meter reading slip

Please note departure time is 10am.
